Positive: The location is perfect and quiet for exploring Bryce and Kodachrome. I'm sure a jaunt to Escalante would be great too, but we didn't have quite that much time. The house was mostly clean, the kitchen, bathroom and bedrooms were clean and linens and towels were ready with cute decor (the tile floors didn't seem to have been mopped in a while though). The temperature controls worked well to keep us cool in the hot summer. There were enough supplies in the kitchen to make some meals there. Fridge and freezer work. Other reviews I read said the burners on the stove top didn't work but all four seemed to be operational and we made a hot breakfast with two burners. That seems to have either been repaired or replaced. We did not use or test the oven. Our kids enjoyed a few games on the Wii U and watched a couple things using the Roku while we were all trading showers and getting ready for bed.

Negative: Some kitchen utensils were running out, especially normal sized spoons and flat spatulas for cooking. There is a foosball table and a billiards/air hockey table, but the foosball table legs were wobbly and felt close to falling apart. Air hockey wasn't blowing strong enough air to work and there seemed to be a table top missing from that table to play ping pong, we couldn't find it. Certainly not the end of the world, but for those who might rely on those for kids entertainment after seeing them in the photos, it's worth knowing. The only main frying pan was getting old and was very hard, even with ample pan spray, to keep food from sticking to it, which made it hard to clean. There not being a railing on the front stairwell seemed unsafe but we were able enough and our kids old enough to navigate it. This is a downstairs unit in a house split into two rentals but I didn't see any info detailing that until after securing the rental and getting instructions and confirmations. It was fine for us, but felt like a bit of a surprise.
