HOUSE RULES
Please read these rules carefully before booking. By booking the property, the booking guest confirms that all members of the group have read, understood, and agreed to follow these rules.
PARTIES, EVENTS, AND ILLEGAL ACTIVITY
• Unauthorized parties and events are strictly prohibited. Exterior cameras are actively monitored.
• Illegal activity, underage drinking, and unauthorized parties may result in immediate termination of the stay without refund, a minimum $500 charge, and additional charges for documented damage, cleaning, remediation, or other costs caused by the violation.
ANIMALS
• No cats are permitted.
• A maximum of one medium or large dog, or two small dogs, is permitted with advance approval.
• Dogs must be non-shedding, hypoallergenic, house-trained, and disclosed at booking.
• The animal fee is $35 per dog, per night and must be paid when requested through the applicable booking channel or payment request.
• Dogs must be crated whenever left alone in the home and may not be left loose or unattended.
• Dogs must be kept on a leash at all times while outdoors.
• Guests must bring dog-waste bags and immediately remove all animal waste. A $50 cleanup charge applies to each separate occurrence or pile left on the property.
• If a dog is allowed on a bed, the guest must provide and use a protective sheet.
• Each unapproved or additional animal is subject to a $50 charge per day. If an unapproved or non-hypoallergenic dog leaves visible hair in the home, deep cleaning will be charged at $115 per hour until the hair is removed.
• The booking guest is responsible for animal-related damage and additional cleaning.
• These restrictions and fees do not apply to qualifying service animals or assistance animals when an exception is required by applicable law. Guests remain responsible for damage caused by an animal.
GUESTS AND OCCUPANCY
• Only registered guests may enter the property unless the Host approves an additional guest in advance.
• Each approved additional guest is subject to a $30 charge per person, per night, whether or not the person stays overnight.
• Unapproved guests may result in termination of the stay without refund, in addition to the $30 per-person, per-night charge.
• The booking guest must be at least 25 years old and must remain at the property throughout the reservation unless the Host approves otherwise in writing.
NO LAST-MINUTE LOCAL BOOKINGS
• Last-minute bookings by local guests are not permitted unless the Host provides written approval before the reservation is made.
NOISE AND NEIGHBORS
• Outdoor quiet hours are 10:00 p.m. to 8:00 a.m.
• The first substantiated noise complaint during quiet hours is subject to a $250 charge.
• An additional substantiated complaint may result in termination of the stay without refund.
CHECK-IN AND CHECK-OUT
• Check-in begins at 4:00 p.m. and check-out is no later than 10:00 a.m.
• Approved early check-in or late check-out is charged at a minimum of $25 per hour. The Host may quote a higher amount based on availability and operational costs. Approval and payment are required at least 24 hours in advance. These fees are non-refundable.
• An unauthorized late checkout is charged at $100 per hour for the first two hours, beginning at the first minute after the scheduled checkout time. Remaining more than two hours after checkout results in a $500 additional-day charge for each day or partial day of continued occupancy, plus documented costs caused by the delay.
RESERVATION CHANGES
• For reservations booked directly through TycaRentals.com, reservation changes are not permitted within 30 days of arrival unless the change adds nights and the additional nights are available.
• Changes requested more than 30 days before arrival remain subject to Host approval and any resulting rate difference.
• Reservations made through a third-party booking channel are also subject to that channel`s modification rules.
SMOKING
• Smoking or vaping inside the property is prohibited. A minimum $500 cleaning and odor-remediation charge applies.
• Outdoor smoking is permitted only where allowed by the property and local rules. All smoking waste must be disposed of properly.
• Cigarette or cigar waste left on the property is subject to a minimum $100 cleanup charge.
GRILL, FIRE PIT, AND FIRE SAFETY
• Fires are permitted only in the designated outdoor fire pit. Fireworks and candles or other open flames inside the home are prohibited.
• The gas-grill tank is provided, but fuel is not guaranteed or provided by the Host. Firewood is not provided.
• After use, the grill and fire pit must be safely extinguished, cleaned as instructed, and covered before departure. Failure to complete the required cleanup is subject to a $50 charge per incident.
• Guests must clean outdoor furniture and the surrounding outdoor area after use.
CLEANLINESS, PROPERTY CARE, AND WASTE
• Guests must keep the home and outdoor areas reasonably clean and place trash in the designated receptacles.
• Excessive cleaning, missing items, stains, or damage will be charged at the reasonable documented cost of cleaning, repair, or replacement.
• Furniture may not be moved or tampered with. Costs to restore moved furniture or repair damage will be charged to the guest.
• Food must be stored properly and trash removed regularly. Pest treatment caused by guest negligence will be charged to the guest.
THERMOSTAT AND HVAC
• Thermostats are maintained within a 68–72°F range. Guests should plan accordingly.
• Windows and exterior doors must not be left open while heating or air conditioning is operating.
• Guests are responsible for documented service or repair costs caused by tampering, intentional misuse, or leaving windows or doors open while the HVAC system is operating.
PLUMBING
• Only toilet paper may be flushed. Guests are responsible for documented plumbing costs caused by misuse or negligence. Guests are not responsible for preexisting defects, ordinary wear, or system failures unrelated to their conduct.
RESTRICTED AREAS, SAFETY EQUIPMENT, AND CAMERAS
• Guests may not access locked utility or owner areas or tamper with routers, smoke or carbon-monoxide alarms, electrical systems, plumbing systems, HVAC equipment, thermostats, locks, or exterior security cameras.
• Tampering is subject to a minimum $250 charge plus documented repair, replacement, service, or remediation costs and may result in termination of the stay without refund.
• Exterior cameras monitor entrances and occupancy. No interior cameras are present.
IDENTIFICATION
• The Host may request valid identification from the booking guest or other registered guests when reasonably needed to verify identity, age, occupancy, or reservation compliance.
