The Space:

▻ Living Room – Large family room with queen-size pull-out sofa, electric fireplace, and 65" smart TV with Netflix. Games and books available in hallway bookcases for family fun.

▻ Kitchen and Dining – Fully equipped with full-size refrigerator, range, dishwasher, microwave, and all essentials for cooking. Eat-in kitchen table seats 6, plus outdoor dining table seating for 6.
▻ Laundry Area– Full-size washer and dryer available.
BUNKHOUSE: (Bonus Room) – 1 full-size bed, 1 twin bed, 1 sofa, recliner, and table with 4 chairs. The bunkhouse is located next to the main house

ACCESSIBILITY:
▻ Guests access all main areas through a single-level front entrance with minimal steps.
▻ The master bedroom has a private exterior entrance via the porch.
▻ Outdoor and indoor spaces are spacious and allow ease of movement for families and groups.
ADDITIONAL DETAILS:
▻ The boat slips at the public access for the neighborhood are privately own. We ask that you stay off the boat slips. You can fish, swim, launch kayaks or even bring your boat right to the bank next to the access. If you have questions before booking, don’t hesitate to ask.
▻ Plenty of room also to pull your boat into the driveway if you need a place to keep it.
▻ 2 kayaks available for guest use (life jackets not provided; use at your own risk and adhere to lake safety rules).
▻ We are located in Cave Creek Cove- most of the cove is a no-wake zone so swimming is great here! The Cave Creek campground is 15 minutes away for your boat launch needs and the boat ride back to our area is 3 minutes long! We have an area for swimming and fishing, please note we do not have a "sandy area", the best place for this is on the islands in the lake. There are several places on the lake for jet ski and boat rentals.
PLEASE NOTE: ROUGH RIVER LAKE IS A FLOOD CONTROLLED LAKE THAT IS CONTROLLED BY THE ARMY CORPS OF ENGINEERS. THE WATER LEVELS MAY FLUCTUATE ACCORDING TO RAINFALL. THROUGH LATE FALL AND WINTER MONTHS THE LAKE MAY BE DRAINED.

**Please note that when you reserve this property, you are consenting to comply with all the regulations and guidelines specified in the listing details. Failure to adhere to these rules will lead to a penalty of $500.00, which will be debited from the credit card used for the booking.
POLICIES:
▻ Early Check-In - If booking for today, we will have to check with our cleaning staff if we can accommodate the request. If booking for a future date, we will do our best to provide an early check-in, but the only way to guarantee one is to book the night before as well (if it is available)
▻ Luggage Drop - We can try to accommodate a luggage drop 30 minutes after the check-out time as long as we can work with the potential current guests and cleaners. Please remind us on the morning of your arrival.
▻ Late Check Out - Check-out time is 10 AM. A $50 fee will be charged for every 30 minutes you remain in the unit after this time.
▻ Package Delivery - We do NOT guarantee the package can be retrieved from the mailbox or that it will arrive safely. We recommend sending packages to a local pick-up spot instead or requesting the carrier to deliver to the front doorstep (if you need to send to the home).
▻ Pet Policy - This unit is Pet Friendly, but we do ask for a $100 non-refundable Pet Fee with an additional $50 for each extra pet. The Pet fee goes towards deep cleaning the property.
▻ Extra People - You can bring extra guests into the home as long as it is not for a party, no damage is done to the home, and you abide by the home rules
▻ Third-Party Bookings - We cannot accept bookings made on behalf of someone else.
▻ Mail Back Service - If you forget something, we can mail it back for a $50 fee (as long as it’s not an oversized item)
▻ Cancellation - To receive a full refund, you must cancel within 24 hours before check-in. Any cancellations after this window will be charged according to the number of nights stayed.
