Upon entering, you'll be enveloped in an atmosphere of calm and style. The space has been decorated with a boho-chic design that fuses comfort, handcrafted details, and tropical freshness. The master bedroom features a very comfortable king-size bed, a large closet, and a Fire Stick TV for relaxing moments.
From there, you have direct access to a private terrace overlooking the pool and surrounded by tropical vegetation: the ideal place to enjoy a drink, read, or simply let yourself be carried away by the sounds of nature.
Traveling with others? You can rent the adjoining suite (subject to availability). They are not connected, but are located next to each other, making them perfect for large groups or families.

The property is located inside the gated community of Playacar, about 56 km | 35 miles from the Cancun International Airport (CUN). There’s first come, first serve parking onsite if you’re arriving by car. The accommodation is located 20 minutes from the beach on foot (5 minutes by car or golf cart) and 20 minutes from the center of Playa del Carmen on foot (8 minutes by car). There are taxis outside the condo for easy access.
We want you to enjoy your stay with us to the fullest, so we're sharing some important details for your comfort and safety in a clear and courteous manner:
Nearby Construction
During the day, you may hear some occasional noise from the construction across the street. We're doing everything possible to minimize its impact on your experience.
Access to The Reef Resort
As a courtesy, we'll provide you with a Playacar Resident Card, which will allow you to access The Reef Resort and enjoy its facilities for up to 4 people.
Please note that this does not include food, beverages, or other additional services, but you can purchase a day pass at a preferential rate for $1,500 MXN if you'd like a more comprehensive experience.
Complimentary golf cart transportation is available, which can take you anywhere within the Playacar residential area, from 7 am to 7 pm.
Cleaning & Linens
For stays of 28 nights or longer, we include a complimentary cleaning and linen change every 15 days. If you prefer a more frequent change, we can gladly arrange this for an additional $30 USD per service charge.
Energy Consumption
We include 15 kW per day, which covers average consumption responsibly. If this limit is exceeded, an additional charge of $8 MXN per extra kW will apply, payable upon checkout.
📍 We take the meter reading upon arrival and departure to keep everything clear and fair.
🔌 Note: For stays of 30 nights or longer, electricity is charged separately.
Access Replacement
Loss or non-return of keys: $500 MXN fee.
Loss or non-return of Playacar resident card: $1,000 MXN fee.
Agreement and Security Deposit
When confirming your reservation or at check-in, we will ask you to sign a vacation rental agreement for your stay.
In some cases, depending on the platform used, a security deposit by credit card may be required, which will be refunded 7 days after your departure if everything is in order.
House Rules
- Guests must be 21 or older to book.
- Smoking is prohibited on the property, as is the use of recreational drugs. Failure to comply will result in a $300 USD fine.
- Parties, events, and illegal activities are prohibited. Quiet hours are from 11:00 PM to 8:00 AM, but we ask that excessive noise be avoided at all times.
- Only the people registered on the reservation are allowed to stay.
- Guests are responsible for any damages or additional cleaning incurred during their stay.
- Government identification is required at check-in and may be requested again during the stay if ID verification is required.
- Pets are not allowed
