* Outdoor Spaces: Enjoy the private patio and explore the ranchs common areas.

House Rules * No Shoes Inside: Please remove your shoes before entering the home.
* No Smoking Indoors: Smoking is not allowed inside. Please dispose of cigarette butts in the ashtray and/or the trash can provided in the backyard.
* No Parties or Events: This property is for quiet, peaceful enjoyment only.
* No Unregistered Guests: Only registered guests are permitted. The maximum capacity is 6 people.
* Quiet Hours: Quiet time is after 10 PM.
* No Eating or Drinking in Bedrooms: Please enjoy your meals in the dining room.
* Garbage Disposal: Dispose of all garbage in the provided trash bin.
* Child Supervision: Keep a close eye on children, especially on the balcony, around the horses, and near the pond, which is located about 1/2 mile from the home.
* Energy Conservation: Turn off lights, air conditioning, and electronics when leaving the house. Close windows and lock doors. Maintain the temperature between 70-72F in summer and 68-70F in winter.
* Damage Reporting: Report any damages or breakages promptly. Guests are responsible for damages exceeding the security deposit and will be reported to Airbnb or VRBO.
* Cleanliness: Leave the property in a clean and tidy condition. Wash and put away dishes, place dirty laundry in the showers, and throw out the garbage before checkout.
* Excessive Cleaning: Any excessive cleaning required beyond standard procedures will be charged to the guest. Repair fees for any damage will also apply.
* Fire Pit Use: The gas fire pit is for ambiance and enjoyment of beautiful evenings, not for cooking or making s'mores. A wood fire pit is available upon request for grilling and s'more making. Propane rental is $75.00, and wood is $35.00 (please request prior to arrival).
Pet Policy
* Dog-Friendly: Dogs are welcome on a case-by-case basis, with a fee of $35 per night per/pet, capped at $300 monthly for long term rentals. Dogs must remain on a leash when outside.
