Our Missoula vacation rental has all the amenities and is only a 5 min bike ride to downtown. The home is open, clean, and light filled. We are mins from the beautiful river trail that connects you to the University, trails, or our local ”Good Food Store”. Enjoy a beautiful private patio in the backyard. Bikes available! 1 bedroom with a queen bed + living room sofa bed + air mattress. We are kid friendly. Dogs allowed upon approval with a pet fee. We are kid friendly. Official licensed Montana “Tourist Home”.
THE SPACE:
We hope you enjoy our space as much as we have. We'll let the reviews do the hard work in describing what makes this place special. The home is light filled and inviting, comfortable, clean, and open. It is also located in our favorite part of town- close to the river trail which connects to downtown, the University, trails, and so much more. The house was built in 1910 and has since been remodeled... but retains it has aged charm. The main area walls were knocked down to open up one big living room, kitchen, and dining space. There are tall ceilings and hard wood floors. There is radiant heated floors that warm the house. From the back door you enter into a spacious mud room with lots of hooks, hangers, storage space, a washer & dryer, and cabinets. From the mudroom you access the kitchen, which has a stainless steel dishwasher and gas range, toaster oven, microwave, instant coffee maker, toaster, electric kettle, and walk in pantry. From the kitchen there is a counter bar area that opens to the dining & living room. The living room has a couch that turns into a bed, and there is also an air mattress available. There is a ceiling fan and a window AC unit in the summer. From the living room you access the bedroom. The bedroom is spacious with a queen size bed, a built in closet with lots of hanging and dresser space. There are reading lights, usb chargers, and a radio/clock. The bedroom has blackout shades. From the bedroom you access the bathroom. The bathroom has a large claw-foot tub, and a shower. We are kid friendly,-we have a pack n' play, a clip on highchair, kid toys and kid plates and utensils.
Outside is lovely. The front and back yards are both fenced, with a divider gate as well. The back yard is large and well maintained with trees, plants, and raspberry bushes. There is also a backyard private patio where you can dine with friends or do yoga. There is a portable fire pit, a grill, and we can provide bicycles for your stay upon request. The bikes are old cruisers, nothing fancy- we keep them maintained best we can, but they aren't perfect :) And we provide helmets and a pump. If you love to explore by foot or bike, you can do it all because you will be so close to the river trail and downtown Missoula!

**Bicycles available upon request. It's important you let us know ahead of time. The bikes are old cruisers, nothing fancy- we keep them maintained best we can, but they aren't perfect :)

**Bathroom is accessed through the bedroom only.
DOG GUIDELINES:
We love doggies. Over the years we’ve always allowed them at our place. We’ve learned having a few guidelines in place helps continue to make that possible.
Dogs require approval and there is a pet fee assessed at the booking request based on the number of dogs, the size of the dog(s), and length of stay. Cats are not allowed under any circumstances. Confirming your reservations mean accepting these guidelines.
Here are our guidelines:
**Dogs aren't allowed on the furniture or beds. The dog hair that results can take a long time to remove and my cleaning person charges me extra for that time at $45/hour - this charge is passed on to the guest in the event their dog was on furniture or beds. If you know your pet struggles with this rule, please bring pet blanket and sheets to cover the furniture and this may help negate costs for cleaning. We keep old sheets in the cabinets above the W/D for this as well.
**Guests are responsible for picking up after their dogs in the yard. My property manager will notify you of when lawn maintenance will happen in advance (if it happens at all during your stay- he tries to do it in-between guests) and doggie doo doo needs to be picked up prior to mowing.
**Any digging in the yard is the responsibility of the guest. In the event you cannot do the repair, please let me know. My PM can take care of it, his cost is $50/hour.
**When you leave the house during the day, pets cannot be left unattended inside the house without a kennel. They can be left outside in the fully fenced yard with all doors to the house closed. If a door is left open while you are gone there is a $100 fee as this causes pest issues.
**Any damages from extra wear and tear due to pets left alone inside comes out of the deposit.
